Residencial Belcaire is on Calle Cantabria in Grau de Moncofa, Castellón. The dossier describes a coastal neighbourhood with a human scale and a relaxed pace, close to the sea and the Serra d’Espadà, with local life beyond the summer months.

According to the dossier, the development comprises 117 homes with 1, 2 or 3 bedrooms, advertised areas from 51 to 248 m², spread across 8 storeys, all with a private terrace. Upper floors are described as having open views towards the Mediterranean and the Serra d’Espadà; views should be assessed for the individual home.

A main home by the sea or a second home for time away. Supermarkets, a school, a pharmacy, parks and local shops support everyday life in Grau; the beach, railway station and AP-7 connections complete the setting described in the dossier.

Reinforced concrete structure designed in accordance with the applicable structural concrete instructions and geotechnical study. Concrete and steel are selected for the resistance required by the ground and local exposure conditions, in line with regulations.
Roofs
Waterproofing with modified-bitumen membrane, in a single- or double-layer system depending on the roof and its intended use.
Terraces
Every home has a private terrace with slip-resistant outdoor stoneware tiles, a lighting point and combined masonry and glass balustrades. An additional cold-water connection for watering and cleaning is provided only for penthouses with large terraces.
Façade
A building system with high thermal inertia and protective performance, including thermal and acoustic insulation. The dossier describes all homes as outward-facing, with windows looking onto their surroundings.
Windows, terrace doors and shutters
Lacquered aluminium frames with a thermal break, in the shade of the showroom frames. Manual aluminium monoblock shutters in all rooms. Climalit-type or equivalent double glazing with a dehydrated cavity for thermal and acoustic insulation.

Internal partitions with thermal and acoustic insulation and a finish suitable for smooth paint. Boards in wet rooms receive a water-repellent treatment.
Doors and wardrobes
Reinforced entrance door with a security lock, anti-pry hinges and optical viewer. White internal doors with chrome-finish handles. White monoblock fitted wardrobes with hinged doors, lined modular interiors, an overhead shelf and a hanging rail.
Paint and suspended ceilings
Smooth emulsion paint on walls and ceilings. Plasterboard suspended ceilings throughout; bathrooms and utility rooms have access hatches or removable modular ceilings for access to the indoor climate-control unit and other equipment.
Ventilation and extraction
Individual mechanical ventilation with an extractor above the suspended ceiling, grilles and an outdoor outlet, in accordance with Spain’s Technical Building Code.
Electricity and telecommunications
Electrical installation compliant with low-voltage regulations. Each room has a prepared lighting point; light fittings are not installed. Video entryphone and regulated telephone, ISDN, TV and FM services, with television and data sockets in bedrooms and the dining area.
Heating, cooling and hot water
Complete heating and cooling installation through mineral-wool-board ducts, with grilles in bedrooms and the living/dining room and thermostat control. Domestic hot water is supplied by an air-source heat pump.
Plumbing and drainage
Plastic pipes selected for their resistance to water, low internal roughness and lower thermal conductivity than copper. Connections for sanitary fittings in the bathrooms and for the sink in the kitchen. Washing machine and dishwasher connections are in the kitchen or separate utility room, according to the home’s layout. A main shut-off valve and separate valves in each wet room.

Wood-effect AC4/AC5 laminate or vinyl flooring throughout the home, including bathrooms. White PVC skirting to match the internal joinery.

GOOD QUESTIONS TO START WITH

Can I start looking while I am in Ukraine or the EU?

Yes. You can start choosing an apartment and discussing documents remotely. The possibility of signing by power of attorney, and the stages that require your presence, are agreed with the lawyer, bank and notary.

Does an NIE give me residency?

No. An NIE is a personal foreigner identification number used for administrative, financial and tax procedures. It is not a residence permit. Residency status is obtained separately.

Can I transfer money from Ukraine?

This must be checked for your individual circumstances before planning a payment. Current National Bank of Ukraine currency restrictions, the sending bank’s rules and the Spanish bank’s checks apply. We help prepare the documents and agree an available lawful payment method.

Does permanent residency guarantee a mortgage?

No. The bank assesses your income, financial commitments, source of funds, credit history and the property. Permanent residency does not replace an assessment of your ability to repay. We support the application but cannot guarantee approval.

What happens to my deposit if the purchase falls through?

This depends on the type of contract and the agreed terms. Before signing, check the refund rules, deadlines and consequences if either party withdraws, including what happens if the bank declines the mortgage.

What else should I plan for after receiving the keys?

Plan for the handover inspection and recording any defects, utility contracts, insurance, furnishing and ongoing maintenance. We discuss separately whether we can arrange these services and what they would cost.
